This site is provided to assist those interested in buying and/or selling a home in our community as well as to help those with a business or service to promote it to other residents.

The Discussion Group is also provided as a way for residents to communicate with each other. For example: since we are not permitted to have garage sales, it may be used to inform others about  items you have for sale. (Not for commercial use).

This site may be utilized by local residents and potential home buyers. It is not meant to be utilized by other Real Estate Agents.

Since I am a licensed Real Estate Consultant with Charles Rutenberg Realty, it is my hope that those who are interested in buying or selling a home in Fairway Isles would consider utilizing my services, if they should decide to utilize a Licensed Real Estate Professional. I am very familiar with our community and I am able to passionately share the many positives of our community to potential buyers.

Those interested in selling a home on their own are under no obligation to utilize my Real Estate Services and may use this site to help market their home.

Buyers who decide to use this site need to understand that the information provided by sellers, are provided by the sellers and not verified by SMF Services. Any questions regarding properties or other items listed by sellers, need to be directed to the sellers.

In addition to the information provided by home sellers, I am able to present homes listed by other Real Estate Professionals in the MLS.  I am able to show and/or provide MLS information about any home listed in the community by any  Real Estate Company.

This is one of many marketing tools that I have created to help attract buyers and sellers. My ultimate goal is to help reduce the stress often associated with buying or selling a home. If you're thinking about listing your home, and/or buying a home, I would appreciate the opportunity to discuss how I could be of help.

It is important to realize that pricing a home right is going to be the key ingredient in helping to successfully sell it. Effective marketing, which increases exposure of the home, is also very important.

In addition to the pricing the home right and marketing, it is important to work with qualified buyers to help to insure that the transaction goes smoothly. To many deals fall through because of financing problems. These problems often occur towards the end of the "deal", when you thought you were getting close to closing.

This site is provided to help those who decide to sell their homes by themselves, however, I encourage those who decide to do so to insure that they educate themselves properly. Be prepared to negotiate, execute a binding contract and to follow-up on the agreed upon time frames of the contract. "Mistakes, could be costly.

If the needed education and training is lacking, way the pros and cons of hiring a Real Estate Professional.

Buyers are encouraged to get pre-approved for a mortgage before starting their search. Deals often go bad because needed financing could not be obtained after finding that "dream home".

Please note that any listing determined to be inappropriate, at our sole discretion, could be removed. This is also true of any postings on the Business/Service Area and on the Discussion Group.

It is my hope that this site will serve as a community resource and used appropriately. Please not that this site could be removed at any time, so those selling their home on their own are encouraged to utilize multiple marketing sources. The intention is to keep the site up and running as long as it is beneficial and appropriately used.
